Overview

The Insignia Towers are a pair of 41-story mixed use skyscrapers in the Denny Regrade neighborhood and represent the largest condominium development in Seattle to date, taking up an entire city block. Shoemaker Manufacturing was the sole provider of air distribution products for this high profile project. The North Tower was completed in 2015, and the South Tower was completed in 2016. In total, there are 707 residential units, lower level retail spaces, and 1,000 parking spaces.

Shoemaker provided Holaday Parks grilles, registers and diffusers for the public spaces and condominium units. Products provided ranged from air intake louvers in the parking garage to adjustable blade grilles inside each of the condominium units and penthouses. In addition, Shoemaker provided rust-resistant all aluminum framed product for use around the swimming pool and in the fitness area. Shoemaker’s use of premium powder coat finish and attention to frame and joint details aligns well with the clean and modern feel of the Insignia Towers’ interiors.

Logistically, Shoemaker coordinated with Holaday Parks and Gensco distribution schedules to ensure Gensco could perform evening and late-night deliveries to the jobsite in downtown Seattle. Pallets were loaded and tagged per floor and room to provide the most efficient distribution at the job site. Shoemaker manufactured in synch with the installation of sheet rock to deliver grilles, registers and diffusers a few floors at a time throughout 2015-16.

The job occupied the production schedule for almost two years, 2015/16, as we manufactured in synch with the drywallers, delivering GRDs as each few floors were ready.

Products arrived intact due to Shoemaker’s:

  • Standard high quality packaging
  • Special packaging on the oversize products
  • Use of Shoemaker trucking for delivery to Gensco Seattle and Tacoma locations
  • Gensco deliveries were night drops to avoid traffic and parking issues in downtown Seattle

  • Shoemaker’s proximity to the job site (within 100 miles of downtown Seattle), and ability to manufacture, package and ship flawless product scores well with sustainability conscious developers, designers and contractors.
